1. Tabu – Israel Land Registry

Website: https://www.gov.il/he/service/tapu

What it does:
The Land Registry (known as “Tabu”) is Israel’s official system for documenting real estate ownership. Every legal transaction, lien, mortgage, or right over a property is recorded here.

Key Uses:

  • Verify property ownership before buying

  • Check for debts or legal claims

  • Download the property ownership extract (“Nesach Tabu”)

Tip: Always ask your lawyer to review the full extract. It is the only legal proof that the seller is allowed to sell the property.


2. Misim – Israel Tax Authority Portal

What it does:
This is the central platform for managing property-related taxes, especially the Purchase Tax (Mas Rechisha), which is mandatory when buying a home.

Key Uses:

  • Calculate purchase tax

  • Submit and pay the Mas Rechisha form

  • Access historical tax records

Tip: Payment must be made within 30 to 60 days of contract signing. Your lawyer usually handles this, but you can monitor it directly through your personal login.


3. Israel Land Authority (Minhal)

What it does:
The Israel Land Authority manages most of the land in Israel, which is leased rather than privately owned. If the property is not on private Tabu land, it is likely under the jurisdiction of the ILA.

Key Uses:

  • Verify land lease status

  • Apply for lease renewals

  • Transfer land lease rights

Tip: Not all foreigners can lease state-owned land. If you’re a non-resident, confirm eligibility and restrictions before making a purchase.


4. Misrad HaKlita – Ministry of Aliyah and Integration

What it does:
This ministry provides benefits, grants, and resources to new immigrants (Olim Chadashim), including assistance with housing and mortgages.

Key Uses:

  • Verify eligibility for property-related benefits

  • Request support documents needed by banks or municipalities

Tip: Many property benefits are available only within 5 to 7 years of making Aliyah. Always check the date of your immigration status before applying.


5. Arnona – Municipal Property Tax Portals

Each city has its own Arnona portal to manage annual property taxes. This tax is separate from national taxes and is paid to the local municipality.
